I grew up in Moyock. I have over 20 years of real estate experience, with 5 of those as a licensed North Carolina Real Estate Broker and Realtor, and I've spent most of it working the counties east of I-95 that get skipped over in most real estate coverage — Currituck, Camden, Pasquotank, Chowan, Bertie, and Martin. Tyrrell is the thinnest market of them all: North Carolina's least populous county, one incorporated town, and a housing inventory that moves in ones and twos. That's not a reason to skip it — it's the reason it needs a real brief. In a market this small, the difference between a good purchase and an expensive mistake is almost never the price. It's the due diligence nobody told you to do.

This brief exists because Tyrrell County buyers usually arrive from one of three directions: Outer Banks workers running the commute math west across the Alligator River bridge, hunters and land investors pricing big pocosin and timber acreage, and homestead-minded buyers who want a well, a septic system, and room to be left alone. Each of those buyers needs a different set of facts — drive times, water tables, wetland determinations, land financing — and I've tried to write this so each one gets a straight answer instead of a generic county overview.

I'm not going to oversell this market, and I'm not going to undersell it either. Tyrrell is quiet, cheap by regional standards, and forty-some minutes from Manteo — that's the entire pitch, and for the right buyer it's a strong one. But the trade-offs are real: thin services, a small school system, distance to a hospital, and soil that decides what you can build long before a lender does. I'll tell you about all of it plainly rather than gloss over any of it.
